BUYING OFF PLAN - Buying off plan means purchasing a property in the initial planning stage or in early development. As per the purchase contract, each stage of the construction process certain payments are required from the developer. Naturally, off-plan properties are offered at a discounted price.

HOW DOES IT WORK? - Buying off plan is not a new concept. Many investors have been doing it in the UK and abroad, with trends making it on the increase as more clients are beginning to realize the benefits of buying properties off plan. Smart investors are getting to know about the new developments launched at the early stage and then can pick and choose the best possible prices and properties form the choices given.  As a general rule the prices usually go up during the period of construction (once people can `see` it) and then even more once the project is finished.  Indeed a lot of property investors then choose to sell immediately at this stage and make a healthy, quick profit!  The clever investor with a little financial outlay, secures the price and in most cases enjoys a healthy capital growth.

BUYING - IT IS EASIER THAN YOU THINK!

Buying property or land in Turkey for sale is not as complicated as you might imagine. The procedure is often far simpler than in most other European countries.

Foreigners may purchase land and property in Turkey under their own names provided that the properties are not located close to a military airport.

A 1.5% duty both for the purchaser and seller must be paid. In addition, there is an annual property tax, collected by the local government at the rate of 0.1% for houses and 0.3% for developed lands.

New properties are exempt from 25% of the annual property tax for 4 years. All properties are subject to revaluation every year for tax purposes. The acquired property may be resold and the proceeds of the sale may be transferred out of Turkey. There is no time restriction for reselling property after having bought one fpr example you can get it registered in your name and resell it the very next day!

The buyer must pay an agent`s commission. These are standard terms offered by all Turkish estate agents.

BRIEF SUMMARY OF HOW TO BUY IN TURKEY  
1/ Agreement - Signing an agreement with the seller and paying a 10% deposit to reserve it from being sold to someone else.

2/ Transaltion - Passports translated into Turkish for legal procedures to be done by a sworn translator.

3/ Passport pictures - Which are to be used in the utilities office (electricity, water), land registry and for your title deed (TAPU), 8 copies are required.

4/ Notary (Solicitors) - This is the final stage where you give us the `Power of Attorney` to make the necessary checks, surveys, buy the property on your behalf, connect your utilities (electricity, water, gas) and pay any taxes and doing all the paper work.

5/ Waiting for the Government approval - The Turkish Government needs a few months to approve your permission to buy property.

6/ Finalities - When permission is delivered to the deed offices, we contact you to inform you that all the paperwork is completed, taxes are paid and the utilities have been connected by your Power of Attorney. Your deeds (TAPU) are ready and in your name!

COSTS THAT ARE INCURRED WHEN BUYING A PROPERTY IN TURKEY

* Purchase tax - 3% of Sale price to be paid to the government.

* Cartography Office - Approx. 35 GBP to be paid to the Cartography Office to get the map of the area.

* Education Aid Fund (EKP) - Approx. 20 GBP to be paid to the EKP to support the Education Systems in Turkey.

* A Compulsory Government Building Insurance (DASK) - Approx. 40 GBP to insure your house for the building only. It is compulsory by the Government since 2000.

* Utilities (changing the utility names into your name) - Approx. 45 GBP to be paid as a deposit to the Government for leasing the meters to you to be used for Electricity and Water. You may be asked different prices depending on the area you buy.

* Estate agents fee - normally 3 per cent of the purchase price

* Map Municipality 1/5000 - The Municipality will charge you Approx. 400 GBP for selling the map to be used in the title deed process. The process vary for different municipality areas.

Using her system of 3 P`s … Pounds, Practicality and Potential … Turkey soared up at the number three spot with only Cape Town and the Algarve in front.

Twinkling Turkey even beat other popular bargain-hunting grounds … Bulgaria, Croatia and Slovenia. The big boys Florida, Costa Del Sol and Tuscany didn`t get a look in … coming in the last ten!

A holiday home in Turkey is an excellent chance to enter the booming Turkish property market. Land prices have doubled in the last 2 years in the most popular areas. Depending on the location, property in Turkey has risen in price by 25% to 40% in the last year alone.  Demand for Property in Turkey is on the increase as well.

Turkey attracts approximately 15 million visitors a year and the tourism infrastructure is very well established. Turkey is the 3rd most popular holiday destination in Europe. In 2005 Turkish tourism was set to increase by 25%, making Turkey a great place for rental income. With many excellent facilities and English being widely spoken and the relaxation of the rules allowing foreigners to own Turkish real estate, this boom is likely to run for many more years. Currently prices are running at 1998 equivalent to Spanish prices for a similar build quality.

In 1999 Turkey became a member of the EU, resulting in the knock on effect of Turkey receiving huge interest for real estate investment. Properties in Turkey can now be purchased at competitive prices compared to many other European countries making Turkey an ideal real estate investment opportunity.

WHY INVEST IN TURKISH PROPERTY?

Now people are adding properties from abroad into their portfolio of savings and investments. Investors are now thinking Turkey is the country with the greatest potential for returns, especially as the UK government is allowing properties as part of your pensions.

Several years ago savings and investments were simple, such as deposit accounts, ISAs, stock and shares and pension schemes.  Now with lower interest rates, many investors started to think - What if my property investment was more than just my home? What if I had a holiday home to enjoy, rent out for a rental income and then most importantly, that it  increased in value?

Britons Lead Property Purchase in Turkey

Britons lead in property purchases in Turkey. The data from The General Directorate of Land Registry showed that the number of foreign nationals owning property in Turkey reached 69,781 at the end-December 2006 from 37,681 in mid-July 2003.

According to data the number of Britons who own a property in Turkey rose to 17,443 from 2,964 in mid-July 2003. Thus, the increase in the number of Britons who invested in property became 488% over the period in question. In other words, Britons’ investments increased much faster than total investments in property by foreign nationals. Average house prices vary greatly across the country but in the popular coastal regions they have risen by 30 per cent in the last 2 years.  This boom will be further emphasised by the news that it`s now easier to get Turkish mortgages, with some brokers offering maximum loan to value rates of 80 per cent. 

Historically, there has been some confusion as to what type of property foreigners could buy, but this matter was cleared up in January 2006 when the Turkish Government stated that foreign nationals could buy property under 2.5 hectares in size, for personal use.   This hasn`t affected the majority of british buyers, who tend to buy on the coast.

The most popular coastlines are the Mediterrean and the Aegean, which have a slighlty warmer climate that the northern Black Sea coast.  The Cesme Peninsula, in the centre of the Aegean coast, is a sought after location as its close to Izmir airport and an hour from Ephesus.  Slightly further south, the Bodrum Peninsula is bursting with bargain properties - the average price of a 2 bedroomed apartment here is just 65,000 pounds.

Bodrum is one of Turkey’s most established and cosmopolitan coastal resorts. Originally a small fishing centre built in the shadow of a magnificent Crusader castle, Bodrum has a history stretching back 2,000 years, when it was the capital of the tyrant Mausolus and home to his tomb, one of the "Seven Wonders of the World". More recently the town was a bohemian retreat for Turkish artists and intellectuals. In the last two decades it has grown massively, becoming a destination for package holidaymakers and domestic tourists, but also the elite of Turkish society. Renowned for its bars and nightlife, the town also boasts good restaurants and a museum housed in the restored Castle of St John There is a large harbour and fully equipped marina, with ferries to the Greek island of Kos. Beyond the town itself the 400 sq km Bodrum peninsular is ringed by a series of smaller, quite distinct resorts.

Local healthcare provisions are excellent with several well-equipped private hospitals. Shopping in Bodrum is also good with a choice of large supermarkets and a twice weekly market for local produce. Shopping facilities are more limited in the smaller resorts.

The Bodrum peninsula is very popular with Turkish second home owners. This means that there is considerable competition for desirable properties and prices are high in areas favoured by the Turkish jet set. It also means that there is an excellent choice of property. Local restrictions limit building to three stories across the entire peninsula.

And their views on the rental market…..Rental potential is good in Bodrum and the larger resorts of the peninsula. Weekly holiday lets start from £250 - £300 per week for a two-bed apartment and £500 for a villa. There is also a strong demand for longer term lets from domestic tourists.

When it comes to Turkey and Turkish property, Bodrum is the most sophisticated and the most exclusive. It’s where the grand and the great choose to build and buy their Turkish summer homes. Bodrum has one of the best climates in Europe – the best, most comfortable coastal climate in all Turkey – thanks to low humidity in the summer as a result of the gentle sea breezes wafting in. It’s probably fair to say that the waters off Bodrum are the site of the finest sailing in the Med.

The Bodrum peninsula boasts a beautiful stretch of coastline and with the superb climatic conditions thrown in, it’s little surprise that it has proved such a popular destination. But there’s more to do here than just lie on the beach as a result of the influx of wealthy residents, both foreign and Turkish, some superlative nightspots and restaurants have sprung up, giving the area – especially a couple of the villages along the coast from Bodrum proper – an extremely vibrant atmosphere. Although English is very widely spoken there is no "little England" Brit-dominated society here as with certain parts of Spain and Cyprus, it has indeed been noted that in many ways Bodrum is a fine example of European integration outside continental Europe.

Hi Sarah, the viewing trip with Nesrin went fine. She is a very professionnal lady and I very much appreciate the time she and her assistant took to show me a number of properties. The problem is I had only 2 days to devote to this and that`s not enough for such a project. I will have to go back to Turkey before deciding anything. "We are now back in Finland after an exhausting but very enjoyable and interesting trip to Turkey. Many thanks for the arrangements you made. Nesrin was also great and was so kind to spend the whole day with me.  I felt that within a few hours, I had known her for ages and appreciated how open she was about everything.  Nesrin took me everywhere and the day with her really helped me focus down on what kinds of properties and areas I was most interested in.  Firenze was also great - also someone who I felt I knew for years after a few hours and we also traveled around the entire peninsula -- from Gundogan to Bodrum to Gumusluk and Yalikavak and back.  We spent the better part of 2 days together (Sunday and Monday, I believe) and she was very well prepared, gave me spec.sheets on each place I went as a reference for later and was helpful, gave good advice.  
But for the two of you - it wouldn`t have been possible without your assistance.  From the airport pick-up to the Vyletta to the real estate agents, I couldn`t have gotten so much done and have had such a wonderful time without your assistance.  My sincere thanks and applause to both of you for making the process so accessible and so easy.  Your follow-up, responsiveness and personal touch from the very beginning was what I appreciated the most.  I will certainly be in touch about properties and viewings when there is a bit more chance to look.
